Author's proposal

I grant a long-term exclusive author's license to build a "VALENTINA" cottage complex to construction companies in the countries being members of the World Intellectual Property Organization.

"VALENTINA" COTTAGE COMPLEX

"VALENTINA" cottage complex is unique due to an unusual utilization of two independent house entrances located at the corners of the building. All main service systems are laid centrally on all the floors, which enables the dwellers to efficiently use the area on which the house is built, as well as the space of each floor inside the house.

The architectural composition of "VALENTINA" cottage complex provides a multifarious opportunities to use it for various purposes and functions both in individual construction and for cottage town construction:

1. For a large family consisting of several generations: each generation can live in its own separate part of a house floor, with common semi-basement and two separate house entrances. Gallery 20
2. For two different owners who have families consisting of different generations and own only their part of the house with separate entrance. Gallery 19
3. For four different owners, each having his/her own entrance only to the perimeter of his/her own floor. Two owners have two independent entrances on the corners of the building, and two other independent owners have their own separate entrances on the other corners of the building using the side stairs. 4. For four different owners in the building with garage and utility complex. Two owners have their separate entrances to the semi-basement on the corners of the house, and two other owners have their separate entrances by the stairs on both sides leading to covered terraces of garage complexes, which have entrance from the perimeter of the second floor. 5. For two independent owners, having the perimeter of semi-basement and first floor for habitation, and the perimeter of the second floor and attic floor with separate entrances for lease, hotel, office, shop. Gallery 21
6. For one owner occupying the whole perimeter of semi-basement and private hotel located along the entire perimeter of the building on the first floor = 4 rooms of the 2nd class, second floor = 2 rooms of the 1st class, attic floor = 2 rooms of the 3rd class. Gallery 20

    * corner diagonal - 18 meters;
    * 12.5 x 12.5 square meters;
    * terrace bearing diagonal - 29 meters
    * architectural volume - 2.450 square meters
    * building area - 203 square meters
    * total area - 583 square meters
    * living space - 450 square meters
    * each floor terrace area = 14 x 4 = 56 square meters

    7. "VALENTINA" cottage complex is a good choice for economic development of megapolis suburbs by means of construction of a cottage town consisting of single identical buildings erected under this project or buildings adjoining each other by garage complexes with open or covered terraces atop.
    8. For northern regions, rentable space inside building may be increased by means of transformation of balcony terraces into a glass part of the rooms.
    9. On each corner side under the entrances, the building has basements at a depth of five meters from the ground level. The basements can be used as cellar, boxroom, workshop.
    10. The building has a viewing platform (9 square meters) at a height of 12 meters from the ground level.
